Asphalt that's caught early is cheap to fix. Asphalt that's ignored for two or three winters often can't be saved. The difference is almost always water: seal the cracks and fix the drainage, and a driveway or lot can last another decade; let water sit in the cracks, and the base underneath turns to mush.
